Exclusive Santa Rosa Highlands 99 acre hilltop property. Located in the eastern end of where Santa Rosa Road and W Moorpark Rd. meet in the County of Ventura. Subdivided property into 23 gate house protected lots with smallest lot at 1.7 acres and largest at 15 acres. Each lot had extraordinary views with the highest able to see the ocean. After coordinating with environmentalists, civil engineer, architect and County of Ventura secured the entitlements in 11 months in December of 1998. After another 3 months received permission from California State Fish and Game and Army Corps of Engineers to proceed with the project. Two other obstacles were necessary to overcome-design and secure approval from the water company for a pump house to serve these hilltop homes and a grading plan to move over 350,000 cubic yards of soil. In order to record the approved track map we had to satisfy over 200 conditions demanded by the County. Construction on the site improvements began in January 2001 and was completed in May 2002. The first lot sale- lot 3 -closed in July of 2002 for $1,200,000.00 and included a 1.1 acre building pad and after closing the new owner immediately began to design a custom home of 13,000 SQ. FT. along with a 1,000+ SQ. FT. pool home.
